Initial Design Consultation
- Establish Scope of the Project (Goals & Expectations)
- Client should create a “tear-out” file of magazine
clippings
- Initial Site Review
- Initial discussion of concept and ideas
- Budget overview

Preliminary Design
- Study site issues – review planning restrictions
- Initial design concepts – rough sketches of floor
plans, site plans, elevations, and rough 3-D renderings
- Agreement upon design concept
- Establish Budget

Design Development
- Create scaled drawings – floor plans and final 3-D
renderings
- Finalize budget
- Specify finishes, materials, and fixtures
- Bring in outside specialists as needed (engineers, surveyors,
energy consultants, contractors)
Construction Drawings
- Prepare construction documents and specifications
- Submit construction documents to City or County for approval
- Final specification of all materials, finishes, fixtures
Bidding
- Submit plans to Contractors for bids – assure “apples
to apples” bids
- Designer is available to meet with Contractors as requested
Construction
Designer works with contractor
to assure that client’s
expectations are met and exceeded.
